The Process of Selling Real Estate

Introduction

As The Angler’s Agent with the backing of Balistreri Real Estate, we pride ourselves on offering the highest level of service to our sellers. With our sound advice and techniques on marketing your home, we want to maximize your profit on the sale of your property. Rest assured, we want to make this a pleasurable experience from the first phone call to closing.

Step 1: Listing Appointment

The listing appointment is where we will go over pricing strategy, the marketing strategy, and paperwork. We love to take time to go over your property to make sure we understand what makes your property unique.

Comparative Market Analysis (CMA)

Whether you are thinking of selling or you need to sell, the first step is having an idea of what your property is worth. This is accomplished by running a comparative market analysis (CMA) on your property. We will take a look at recently closed properties, pending properties, and active properties that are similar to your property. This will give us a good idea of the market value of the property. Jim Balistreri, CEO/Broker of Balistreri Real Estate says, “Remember that you don’t set the price and I don’t set the price, the market sets the price.”

Net Sheet

Now that you have a good idea of the market value of your property, it’s time to calculate what you will walk away with after the sale. Our in-house title company, Integrity Tile has a net sheet calculator on their website. Please use this tool for your convenience. If you are needing a title company, we recommend Integrity Title. Patrick Lombard and his team do an exceptional job.

Step 2: Placing Property on the MLS

The multiple listing services (MLS) is a database of properties used by a local board of Realtors to help individuals buy and sell real estate. This database of properties is what gets your property exposure. Through the Internet Data Exchange (IDX), your property will be seen on all major real estate websites giving your listing optimal exposure.

As a member of the Beaches MLS (Palm Beach County, Broward County, and St. Lucie County) and the Florida Keys MLS (Florida Keys), I am able to list your property on either or both services to maximize exposure for the listing. This is especially advantageous for a Florida Keys listing that will be shown to Realtors in the BeachesMLS market.

Scheduling the Photo Shoot

In today’s real estate market most buyers are shopping for homes online. This makes photos the most important part of marketing your property. We will schedule the photo shoot for a day that works for you.

Before the photographer arrives, your home needs to be in picture ready shape. Properties photograph best with clean, uncluttered spaces. Try to limit the number of personal items, a few family photographs are okay. Remember, when the potential buyer is viewing the home, we want them to be able to envision living in the home. With too many personal items, it may make them feel like they are intruding on somebody’s personal space.

Collecting Applicable Documents

If your property is in an HOA or condo association, we will reach out to collect the necessary documents from the management company to attach to the listing on the MLS. These typically include documents covering rules and regulations, the declaration, and application. Financial documents are usually not attached to the listing, but are provided to a potential buyer upon request.

Seller’s Property Disclosure

We will ask you to fill out a seller’s property disclosure. This form includes questions about the history of the property. Depending on the type of property, the form covers questions about structures, termites, water intrusion, plumbing, roof, pools, sinkholes, HOA or Condo Association, environmental, and claims and litigation.

Step 3: Showing the Property

If your property is occupied, generally we request a 24 hour notice for a showing request. This gives you plenty of time to have your house in showing condition. If your property is vacant, generally we leave a lockbox on the door. This allows for easier scheduling with the buyer’s agent to show their potential buyers. After each showing, we will provide you with feedback from the potential buyer.

Step 4: The Offer

Once an offer is submitted, we will bring you the offer. The offer typically contains a contract accompanied with a pre-approval letter or proof of funds letter from the potential buyer’s lender or financial institution. We will go over the details of the contract, such as deposit(s), inspection period, loan approval period (if applicable), and additional terms.

Negotiations

Once we receive the offer, you will have the option to accept, reject, or counter the offer. We will negotiate back and forth until terms are agreeable or both parties decide to walk away from negotiations.

Acceptance of Offer

Once the offer is accepted and both parties, buyer(s) and seller(s) sign the contract, then the contract is executed and that date is the execution date. We will work with the buyer’s agent, closing agent, and their lender (if applicable) to coordinate a smooth transaction. We will keep an eye on all of the important dates, such as, but not limited to:

  • First Deposit Due
  • Second deposit Due
  • HOA or Condo Association Application Deadline
  • End of Inspection Period
  • Loan Commitment
  • Clear to Close
  • Walk Through
  • Closing Date

Title Company

In most counties in Florida, the seller typically pays for title insurance. In Broward County, the buyer typically pays for title insurance. Usually the party paying for title insurance is the one that picks the title company. We recommend using our in-house title company, Integrity Title. Patrick Lombard and his team do an exceptional job.

Step 5: Closing Date
